Policy & Stay Terms

Casa Magda is a wonderful cabin experience and our private home. We are located in a very rural area; keep that in mind to manage your expectations accordingly. Please be respectful of the home and belongings. A lot of time and effort has gone into making this space as comfortable as possible and we hope to share it for a long time.

Pet Policy

We adore pets, but sadly, they can't join during your stay. For service pets, kindly reach out to us, providing proof of your registered support pets.

General House Rules

Reservation holders, please make sure that all the details sent to you are shared with your guests.

  • Embracing Rural Living:

    One of our favorite things about being in nature is wildlife, so don’t be surprised if you run into a few unexpected visitors in the surrounding areas - you might see friendly creatures and insects. They may also sneak inside if the doors are left open. Kindly keep doors and windows without bug screens closed to prevent them from wandering in and let's be mindful of our wild friends and avoid interaction to honor their home.

  • Shoes off inside:
    Please keep our home clean and leave your shoes outside or by the door, and slip into the provided cozy slippers. We sanitize them after every visit.

  • No pets:
    We adore pets, but sadly, they can't join during your stay. For service pets, kindly reach out to us, providing proof of your registered support pets.

  • Outdoor gear:
    Kindly leave your skiing, snowboarding, hiking gear outside when not in use. Please avoid bringing them inside with snow, mud, or dirt. The same applies to other muddy outdoor equipment.

  • Saving energy:
    A small action with big impact: turn off lights, heaters, and electronics when checking out.

  • Sensitive septic system:
    Our home operates on a septic system. Please use only toilet paper in our septic system. Dispose of feminine products, wet/baby wipes, and similar items in the trash can. Flushing these items can lead to septic tank overflow, which can be a huge cost to fix and a messy situation. Your understanding is appreciated.

  • Summer AC & winter heat :
    During summer, although there's no air conditioning (we’re working on offering AC soon), each room is equipped with fans, large ceiling fan in the living room, and open windows to invite the refreshing mountain breeze during the summer. For warmth during winter time, use the smart heating thermostats as needed. The central Nest thermostat, located by the stairs, oversees heating in main areas like the living room, dining room, kitchen, hallways, and loft. Each bedroom has it’s own controlled smart heating too.

  • Prioritizing safety and security:
    Kindly ensure all windows and doors are securely closed and locked before heading out and during rainy weather to prevent any water from entering the house.

  • Fire safety: Before heading out, ensure indoor and outdoor fires are all put out. We have fire extinguishers on the premises in case a fire becomes difficult to manage.

  • Carbon monoxide & fire alarms: The house is equipped with carbon monoxide alarms and fire alarms to ensure your safety.

  • Grill safety: Post grilling, clean and empty food/oil tray to discourage bears. Remember to turn off propane upon completion.

  • No smoking indoors:
    Please smoke outdoor only, using ashtrays for a clean and fire-safe haven.
    Smoking indoors is strictly forbidden and will result in an additional charge.

  • Trash:
    Please securely tie up all bags and place all trash bags in the basement inside the large bins. Keep our surroundings clean; clean up outdoor trash to tempt our furry neighbors and respect the beauty around us.

  • Soft Linens, Warm Showers:
    We offer bath towels for the number of guests in your party, daily housekeeping is not offered. If you're in need, extra linens, towels, and bedding can be arranged with a heads-up before your check-in. Please notify us beforehand so we can plan accordingly. Swimming towels are offered at the house.

  • No camping:
    No camping in tents or vehicles on the property.

  • No parties:
    While celebrations are welcomed, let's keep them low-key, chill, and absolutely no surprise guests please, as we want to maintain a peaceful atmosphere. Immediate eviction will be the result if this guideline is not respected.

  • No fireworks, confetti, or glitter:
    Kindly refrain from bringing fireworks, party string, confetti, glitter, or any type of bath bombs as these items are hard to clean up, pollute our environment, and will result in an extra cleaning fee.

  • Laundry:
    You're welcome to use the laundry located in the basement; the rest of the basement is off limits.

  • Security cameras: We have security cameras on the premise. Cameras are only located outside of the house and in the basement solely for security reasons. Should you have queries or concerns, don't hesitate to contact us; we're here to assist.

  • Smooth check-out process: Upon departure, our in-house manual will guide you and your group through the check-out process to ensure everything is in order. If you're the person who booked the Airbnb, kindly stay with your party until all check-out steps are completed.

  • Respect our space: Please take care of the house, and respect the furniture and space as if it were your own.

  • Questions, connections, always welcome: If you have queries, curiosities, or simply want to connect, we're just a message or call away.

  • Should you encounter any hiccups during check-in or face any challenges with the keypad or anything else during your stay, please don't hesitate to reach out. Your peace of mind and comfort is important to us. Whether it's a call or a message, know that we're here, ready to assist in any way we can. Our utmost desire is to ensure your stay is nothing short of delightful, and that you enjoy your time here without a worry.


Leave it as you found it

We poured ourselves into this home – this is our retreat, our sanctuary. Leave all furniture and decorative items in their places. Respect our home with love and care and leave it as you found it.


Cancellation & Security Deposit

There is a security deposit for your stay via Airbnb. Deposits will be charged if there is any damage found upon check out. If this is the case, you will be notified immediately, as will Airbnb.

  • Free cancellation up to 48 hours before the booked date. If you cancel any later, you will receive only a 50% refund on the whole booking, minus service fees.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Damages

Guests are responsible for any damages caused by themselves or their party and should report any inoperative or defective equipment to Casa Magda promptly. Casa Magda will make reasonable efforts to have repairs made as soon as possible. No refund will be issued for mechanical failures. In case of damages exceeding the security deposit, guests assume liability for reimbursement to Casa Magda within 72 hours of receipt of invoice.

Condition of Property

Guests are responsible for returning the premises in the same condition as received and paying the set cleaning fee. No furniture is to be moved and no electronics are to be unplugged or tampered. Additional cleaning fees may be deducted from the security deposit if excessive cleaning is needed. Guests must follow check-out rules to avoid a $300 additional cleaning fee. Check-out procedures are outlined in the house handbook.

Departure & Check-Out

On the day of departure, guests must leave the house clean and tidy and ensure that they have all their personal belongings. Casa Magda will not be responsible for any personal belongings left behind after check-out.

We understand that sometimes you might need a little extra time, and we're here to help. If you wish to check out later than the standard 12PM time, please do ask for permission beforehand. However, if circumstances lead to overstaying without prior permission, there will be a charge of $200 per hour. Should you depart after 3PM, the charge will be twice the guest night rate, and local law enforcement will need to assist in escorting you from the premises. Please understand that this has been an issue in the past which is why we are enforcing this rule. Thank you for your understanding and cooperation.

What’s Expected of Guests & Additional Fees

We do not tolerate the following:

  • Disrespecting surrounding communities: During the stay or experience, guests must respect the surrounding community and its rules. This includes but is not limited to: designated quiet hours, parking locations and hours, number of cars allowed, and proper disposal of trash and debris in designated areas.

  • Disrespecting the reservation agreement: Guests must abide by the standards set by Hosts for each reservation as long as the standards are not inconsistent with Airbnb policies. This includes but is not limited to: check-in and check-out times, number of guests, permissibility of pets or smoking, and other Host rules agreed upon at the time of booking.

  • Disrespecting the space: Guests may not leave the place where they stayed or its grounds in a state that requires excessive or deep cleaning or repairs beyond normal wear and tear. Cleaning fees are only meant to cover the cost of standard cleaning between reservations. Guests should also return any keys as agreed upon by both parties.

  • Tampering with security devices: Guests may not disconnect or otherwise obscure any permissible and properly-disclosed security devices.

  • Access of personal property other than guests own: Any areas clearly designated as off-limits, locked, or containing personal or confidential information are off limits to guests.

We hope our guests and their party will respect our home and abide by our rules. If guests disrespect the home in any way, guests will be charged any additional fees below—

  • Late check-out: If guests need a later check-out time, they should ask for permission first. If guests stay past the 12 PM check-out time without permission, they will be charged $200 per hour. If guests leave after 3 PM, they will be charged double the nightly rate. Casa Magda reserves the right to have local law enforcement escort guests off the premises immediately.

  • Unauthorized guests: $250 per person

  • Unauthorized animals: $200 per animal + any additional clean up fee will be part of the additional deep cleaning fee.

  • Additional deep cleaning: Please remember to adhere to our check-out guidelines to keep the house in good condition. In the event of a departure that necessitates deep cleaning due to unattended dishes, trash, etc., an additional $300 fee will be applied. If the deep cleaning process exceeds 2 hours, there will be an additional charge of $100 per hour.

  • Damages: Guest and their party are responsible for any damages or loss to the property. Charges will be determined and applied for damages such as liquid stains, fire or firework damages, and combustibles. Outdoor/snow/hiking gear causing scuff marks or damages inside the house will also incur charges.

  • Smoking indoors: A fee of $150 per night stayed will be levied on guests if smoking occurs within the house or if the scent of cigarettes lingers indoors.

  • Tampering with any electronics: Any interference with electronics, wires, unplugging our entertainment system, moving around our electronic devices, or tampering with security cameras on the property will result in a fee of $500+. Should any devices be damaged or removed from the premises, guests will incur an additional charge of twice the price of the affected devices.

  • Accessing personal property & locked area: $800+

  • Stolen items: Guests will be charged double the price for any stolen or removed items from the property.

  • No vehicles in the backyard: Guests are responsible for any damages resulting from motor vehicles in the backyard, including but not limited to ATVs, trucks, motorcycles, etc. These damages can result in significant septic tank problems. The potential expenses for such damages may surpass $10,000.

  • Septic tank issues: To prevent septic tank clogs, kindly use only toilet paper for flushing. Guests will be held responsible for any plumbing fees incurred due to septic tank clogs or overflows.

  • Winter Seasons: Throughout the winter, routine snow removal and salting are conducted after 3” of snowfall. Guests are required to have suitable 4WD vehicles and should stay informed about weather conditions. Any extra service fees on the private road, such as towing, added sanding, or extra plowing, are the responsibility of the guests. Information about the snow plower and a local towing company can be provided if needed.

  • Damages or Contamination to Hot Tub: Guests will incur an extra fee of $200+ for any contamination of the hot tub water, such as urination or introduction of foreign objects (broken glass, rocks, mud, soap, excessive oils, etc.). Costs for repairing any damages caused by guests will be determined based on the expenses required to repair and restore the hot tub to its usable condition.

Cleaning & Trash Disposal

Guests must leave Casa Magda in tidy condition and dispose of waste correctly before checking out. Ensure all trash bags are tightly tied with no leaks and place them in the basement trash bins near the door. Secure the bin lids to deter mice and bugs. Separate recycling items and break down cardboard boxes. Leave the recycling next to the bins. Do not leave any trash outside to avoid attracting wild animals.

*We have trash pick-up that occurs every Monday around 12PM. If you're present on weekdays, please allow access to the trash collector for pick-up inside the house. Thank you.

If you’d like to dispose of trash yourself, there is a waste facility nearby (10mins driving). Recycling is free and must separate paper from plastic, glass, and metal while rinsing out any liquid and food residues. The facility supports a full-service Solid Waste Management program, and the transfer station system saves money and keeps jobs in Greene County.

Campfire, Littering, & Noise Pollution

Please help ensure a safe and pleasant experience for all guests by never leaving a campfire or fireplace unattended, not leaving food or trash outside, and avoiding loud music, yelling or excessive noise. Please also drive slowly on the road to be considerate of our neighbors. Violations will result in a $100 charge, and continued violations will lead to immediate eviction without refund.

Maximum Occupancy & Identity of Guests

Please notify Casa Magda of the total number of guests, including children, in your reservation. Only listed guests are allowed on the property, unless agreed otherwise. Maximum occupancy is 10 (including children), unless specified. Additional fees for over 8 guests. Unregistered guests result in contract termination.

No camping in tents or vehicles. Reservation holders, ensure guests receive all details.

Hot Tub Safety Rules

Guests must acknowledge & agree to these rules before using the hot tub to ensure a safe and enjoyable experience:

  1. Shower Before Use: Rinse off in a shower before entering the hot tub to remove oils, lotions, and dirt, which can affect water quality.

  2. Swimwear only: Wear clean swimwear; not outdoor clothing.

  3. Supervision: Always supervise children, the elderly, and individuals with health conditions while they are in the hot tub.

  4. Temperature Check: Ensure the water temperature is safe and comfortable, typically between 100°F to 104°F (37°C to 40°C).

  5. Time Limit: Limit soaking time to 15-20 minutes, especially for children and elderly individuals, to prevent overheating.

  6. Hydration: Stay hydrated by drinking water before and after using the hot tub to prevent dehydration.

  7. Alcohol and Drugs: Avoid alcohol and drugs before or during hot tub use, as they can cause drowsiness and increase the risk of accidents.

  8. Health Conditions: Consult a doctor before using the hot tub if you have health conditions such as heart problems, high or low blood pressure, or if you are pregnant.

  9. Hair Tie: Tie up long hair to prevent it from getting entangled in the hot tub's water intake.

  10. No Horseplaying, Diving , or Jumping: Do not dive or jump into the hot tub to avoid injury, as the water may be shallower than it appears.

  11. Emergency Contacts: Keep a phone nearby in case of emergencies and know the location of the nearest emergency phone.

  12. Chemical Safety: Do not add any additional chemicals to the hot tub yourself; we have a professional who handles the water maintenance after each use.

  13. Cleanliness: Do not smoke in or around tub, bring food in, use any soaps, oils, urinate, or pour in any chemicals.

  14. No Sharp Objects: No glass items or sharp objects in the hot tub area.

  15. Maximum capacity: 7 people; do not exceed.

  16. Cover After Use: Replace the hot tub cover immediately after use to retain heat and prevent accidents, especially if children are around.

  17. Hot tub usage is at your own risk. Non-compliance will lead to penalties or eviction.

Liability & Safety:

  • Guests are fully liable for accidents, injuries, or damages in the hot tub area.

  • Individuals with cuts or infections should refrain from using the tub.

  • Avoid sitting in the filter compartment area to prevent damage and injury.

After Use:

  • Dispose of trash properly.

  • Maintain cleanliness; excessive cleaning incurs additional fees.

  • Secure and latch the hot tub cover when not in use.

  • Do not sit, stand, or lie on the cover. Do not damage the cover.

  • Turn off jets; leave the hot tub running to prevent freezing.

Excessive use or misuse can cloud the tub water and make it unusable. If a tub needs extensive cleaning, the renters will be charged, and tub use may be denied for at least 24 hours. Our hot tubs undergo regular cleaning, and occasionally, they may be briefly unavailable after servicing to ensure sanitization. We appreciate your understanding.

Remember, these rules are essential to ensure the safety and well-being of everyone using the hot tub. Your cooperation ensures a great experience for all, so we can keep sharing this amenity. Thank you.

Events/Photoshoots/Filming

If guests are interested in photoshoots and/or filming on the property, we do not rent the house on an hourly rate at the moment.

Prior written approval is required for events or large gatherings. Unauthorized events will result in forfeiture of payment and immediate eviction.

Minimum Age

Guests must be 18 years or older to stay at Casa Magda, unless accompanied by a parent or legal guardian. A credit card in the guest's own name is required for booking. Illegal substances and underage drinking are strictly prohibited on the property. Violations will result in immediate expulsion without refund and possible involvement of law enforcement.

Conduct in Casa Magda

Unacceptable behavior, including loud music, parties, or criminal activity, is not allowed at Casa Magda. If such behavior occurs, guests will be removed from the property immediately without a refund.

Weapons

No weapons of any kind are permitted on the Casa Magda property, including standard firearms, air guns, deterrent devices such as tasers or pepper spray, ammunition, and imitation firearms.

Smoking

No smoking or use of e-cigarettes is allowed inside the house. Guests must dispose of cigarette butts in the ashtray provided outside and keep the land clean. Smoking inside the house or the scent of cigarettes will result in a $150 fee per night stayed.

Wildlife & Bear Safety

When booking Casa Magda, guests must take safety measures to prevent negative interactions with wildlife on the 9-acre property. Guests must also take precautions against wood ticks, mosquitoes, and other insects. Guests should wear long clothing when outdoors and check for ticks daily. To avoid pests, guests should not leave food or trash out, or open doors and windows. Guests must not harm the land or wildlife. A hunting range nearby may result in hearing shots. Casa Magda is not liable for personal injury from wildlife or insects.

Bear Safety

Black bears are active in the area during spring, summer, and fall. Do not leave food or garbage outside to avoid attracting them. If grilling, do not leave food unattended and clean the grill and oil cartridge after use. If you encounter a bear, make loud noises.

Black bears by nature tend to be wary of humans and avoid people. However, if you encounter a black bear in the area or outdoors while hiking, follow these common-sense safety tips—

To avoid negative interactions with bears:

  • Never feed or approach them

  • Speak in a loud voice or make noises to let them know you're there

  • Give them an escape route

  • Don't make direct eye contact or run away

  • Wave your arms to look bigger, and slowly back away if they come too close

  • If a bear charges, stand your ground and slowly back away

  • If they won't leave, move to a secure area or call 911

  • Respect the wildlife in their home.

Property Access During Winter

Casa Magda is available for rental throughout the year, including winter months for skiing and snowboarding. The house is located on a private road that is cleared of snow daily, and the driveway is cleared after major snowfalls of 3 inches or more. Guests must park their cars on the side of the driveway to allow for snow plowing.

Guests should ensure their vehicles are equipped for driving in winter conditions, preferably with 4-wheel drive. In case of being unable to leave the property due to snow, guests should contact the hosts, but Casa Magda is not responsible for any additional expenses or penalties incurred due to snow clearance issues.

It's important to be prepared for winter driving conditions and to be cautious of black ice and steep hills. Guests should also have proper car insurance for emergencies or towing.

Accessibility & Parking

There is parking in front of the house, but guests should be aware of a small deck/bridge and 4 short steps leading to the entrance, which may be challenging for people with disabilities.

Wifi & Cell Service

Cellular Data:

Due to the secluded nature of the house, cell phone service may be a little spottier than normal, depending on your provider. You may not get any reception at all—if this is the case, embrace the opportunity to unplug and relax.

Starlink Satellite Internet:

The house has Starlink Satellite Internet which allows for high data rate activities, but dropouts may occur due to weather and service issues. We provide an Amazon Firestick on our projector for streaming services like Netflix, Hulu, HBO, Disney+, and YouTube. However, guests need their own account for services other than Netflix, which is available on our personal account.

Wifi info will be provided in the handbook at the house.

Guest(s) Agreement

By booking any property with Casa Magda, guests automatically acknowledge and agree to our terms, which we expect them to uphold. These rules must be read, acknowledged, and accepted before check-in. Reservation holders, kindly ensure that all the details sent to you are shared with your guests.

Furthermore, Casa Magda will provide these rules within the property, conveniently accessible to all guests. In cases of non-compliance with the rules, Casa Magda reserves the right to request guests to vacate the property and cover any necessary damages arising from their failure to observe the rules.

Should a guest not adhere to the terms applicable to their booking and/or stay, Casa Magda reserves the right to ask the guest to leave the property, without entitlement to compensation.

Liability Waiver

  • Guests and their party acknowledge the inherent risks associated with various activities on the property, including using stairs, being outdoors in icy or snowy conditions, and using the fireplace and outdoor fire pit.

  • Guests and their party understand that climbing stairs or ladders, as well as participating in outdoor activities, may be dangerous for unsupervised children, individuals with health conditions, those under the influence of substances, or pregnant individuals.

  • It is prohibited for anyone to jump or ski off the deck or access the roof.

  • Guests and their party accept full responsibility for any injuries they may sustain while on the property.

  • Guests and their party agree to take complete responsibility for their actions and any consequences for themselves and their group.

  • Guests and their party waive any claims against the property owner for accidents or incidents during their stay.

  • Participation in activities on the property is voluntary, and guests knowingly assume all associated risks.

  • Casa Magda holds no liability for any damages, injuries, or incidents that occur to guests or their belongings during their stay, whether inside or outside the house.

  • Guests and their party confirm that none of them have tested positive for COVID-19, as outlined in the "Health & Safety" section.

Children Liability:

Casa Magda is not suitable for children under the age of 12. Guests under 18 years old must be accompanied by an adult over 18 at all times. However, you are welcome to bring your children under these conditions:

  • Supervision and Safety: The supervision and safety of children are the direct responsibility of guests, parents, or caretakers. This obligation covers various areas including decks, loft, bridges, stairs, indoor fireplace, outdoor fire pit, and all activities within the premises.

  • Liability for Injuries: Guests are held accountable for any injuries sustained by their children during their stay, and such incidents occur at their own risk.

  • Specific Areas of Concern: Parents should ensure that children are supervised both indoors and outdoors, particularly in areas such as the deck, near the fireplace/fire pit, in the loft, on the yard/wooded area, and on the bridge/entry deck. Extra caution is crucial in these specific locations to guarantee the safety of the children.

  • Damages & Cleanliness: Parents are responsible for any damages caused by their children to the property or its contents. Additionally, parents are expected to clean up after their children, ensuring that the property is left in the same condition as it was upon arrival. Any damages must be promptly reported to the host.

  • Outdoor Safety: Parents must closely supervise their children, especially around areas like the hot tub, forest, fire pit, and any unfamiliar terrain, to prevent accidents and ensure outdoor safety.

  • Notifying the Host: Parents are required to inform the host about the number and ages of children accompanying them, ensuring that the accommodation is suitable and appropriate for minors.

Furniture & Decorative Waiver:

  • The majority of furniture in Casa Magda is either brand new, hand-restored, or custom-made. Some pieces are valuable vintage items, while others are unique and costly.

  • Please exercise extra caution when using any furniture within Casa Magda.

  • We deeply value our furniture and decorative items, including books, electronics, speakers, disco ball, lighting, DVDs/Blu-Ray discs, and records. This goes without saying–don’t steal anything. :(

  • In the event of any damages to the furniture, guests will incur charges that are double the cost of labor and replacement.

Guest and their party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb guests and Airbnb Host.


INTELLECTUAL PROPERTY

The Site is owned by us, and you agree that, as between you and us, we own or otherwise have all proprietary rights to all content included on the Site. We also own or otherwise have all proprietary rights to the copyrights, trademarks, service marks, trade names and other intellectual and proprietary rights throughout the world associated with the content and the Site, which are protected by applicable intellectual and proprietary rights and laws.

You may not reproduce, publish, distribute, display, modify, create derivative work from, or exploit in any way, in whole or in part, any content without our prior express written consent.

“CASA MAGDA” or “MAGDA HOUSE” and all related names, logos, products and service names, designs and slogans are trademarks of ours. You may not use such marks without our prior written permission. Further, you may not use any metatags, meta elements, “hidden text” or other equivalents using the names “Casa Magda, “Magda House”, “www.casa-magda.com” or any other colorable equivalent without our prior written authorization.

References on the Site to any third-party products or services by trade name, trademark, manufacturer, supplier, vendor, or otherwise does not constitute or imply endorsement, sponsorship, or recommendation by or thereof, or any affiliation therewith, by us.
